If you break it down to its base, all real estate agents are only after the next paycheck. They are more interested in getting your house listed with them then they are with selling it quick.
Stick around a moment for the gut wrenching truth on why most Realtors don’t give a rip if the sell house quick or if they sell house slow.
All realtors really care about are the numbers.
It’s a numbers game, plain and simple.
The more listing they have, the more signs they have around town, then the more sells they get. That’s the way it works. All the while, most of them busy themselves to get the next listing while they wait for yours to sell — however long it takes!
If it would have to come to a decision, they’ll choose the list before you and your house any day of the week!
Flat out: They couldn’t care less about whether your house sells quick or not!
Rightly so! They are trying to run a business after all!
But the problem is, you have a bit of your future and a whole lot of your past tied into that house selling (not to mention a goodly chunk of change, wagered, on the off chance that the yoyo can sell your home in a reasonable amount of time). No skin off the realtors back, if it doesn’t sell. No, cause he/she has a whole list of properties waiting to sell, but you just have 1.
So, what is the realtors skin in the game?
Why don’t they give a flying rat poop what ultimately happens with your house as compared to their LIST of houses?
Here are some reasons why most realtors don’t care whether your house sells quick or not:
1. They can make money even if your house doesn’t sell!
Real Estate experts have found that for every yard sign (you know, the ones they put in the yard when they get the listing) that a fat and sassy realtor slaps up, they will get 1 more sell than they would have without that yard decoration.
For them it’s like a small billboard for their business that they don’t have to pay continually for, ’cause when Miss Common Sally Seller sees that yard sign, she thinks, “Hmmm. Maybe I should call him. He’s a busy realtor and he’s already selling a home near mine…” .
Then, with one fell swoop, Rex Realtor has a listing and a free lead for another listing to boot (the new lead might turn into a sell, so he’ll make money whether he sells your house or not)!
Now, by the off chance that a good buyer actually calls on that ad — ahem, ‘yard sign’ — then Mr Rex gets a buyer lead, that more often then not will opt to buy ANOTHER house, NOT YOURS. Score 2 for the realtor team, score zero (er…wait 6 months) for you.
If Ms Sally Seller decides to list her house with Rex, then BAM, he just multiplies his chances ’cause now he has yet another billboard.
More signs = more business, which equals more signs…
If Rex builds up enough of these little puppies, he could create a sizable income for himself just by the shear numbers and luck! It’s the crap shoot in action. A Roulette gamble with your future!
2. It’s a numbers game Sherlock!
Don’t mean to beat a dead horse, but let’s look at this system Rex has going here:
Every time he gets a listing he multiplies his chances of both getting a new listing or getting a listing sold.
So no matter what happens to your house, Mr Rex wins.
If your house sells, he looks like a hero, but if it doesn’t he writes it off as a bad listing and tells you so. After all, he’s the professional, you’re just a seller.
To top it off, just because of the sheer volume of listings Rex can acquire, the chances that he will make a sell become pretty dang good for him, but you are now competing with more and more listings for the same buyers.
That brings us to number 3…
3. Mr Rex is money motivated.
Mr Rex will steer his buyers to the best paycheck he can get.
If your house is worth $100,000, and there is another listing worth $115,000, guess which one he will send the qualified buyer to if both houses are to his liking?
There’s 450 more smackers in his pocket for the $115,000 deal than there is in yours (based on a 3% commission)! So, you better believe that the other guy gets the worm!
Well, because of all these shenanigans what self respecting pocket padding realtor wouldn’t play political games with you and ONLY tell you what he thinks you want to hear?
His MAIN goal is getting your house on his listing portfolio, NOT selling your house quick. He knows that if he gets enough listings some are bound to sell, at some point. He wins the bacon, every time.
He tells you to lower your price, because its not in a good location or some other mumbo jumbo, and you lose thousands while he only loses a couple hundred bucks!
So the point in all this is that Rex makes out like a bandit whether he sells your house or not. It doesn’t matter to him if he would sell your house quick cause time is on his side and the law of averages makes him a winner some of the time just by playing the numbers game.
Keeping his inventory stacked with listings is the name of his game and you and your house are just another number waiting to hit on the roulette wheel.
The sad fact is, most realtors just plain couldn’t care less if your house sell is quick or slow.
To sell house quick or to sell house slow makes no matter to the Rex out there playing the numbers game.
